EPC Update – New 2030 Deadline

The Government has updated the rules for rental properties, confirming that all privately rented homes must reach at least an EPC C rating by 1 October 2030. This applies to all tenancies, including existing agreements, replacing the previous plan that would have required new tenancies to comply by 2028.

Alongside the deadline change, the maximum cost for improvements has been capped at £10,000 per property, and recent investments made from October 2025 will count towards this cap. The Government is encouraging a ‘fabric first’ approach, focusing on measures like insulation or window replacements to improve energy efficiency.
